Project Commercial/Contracts Manager

San Jose Construction Group, Inc has an immediate need for a Project Commercial & Contracts Manager for Residential and/or Commercial type of Projects. The role supports project teams from preconstruction through close-out, ensuring cost control, contract compliance, risk management, and protection of the company’s commercial interests in both public and private sector projects.

Responsabilities:

• Lead commercial management of construction projects from preconstruction handover through project close-out
• Prepare monthly cost reports, job cost forecasts, and margin analysis
• Administer prime contracts, subcontracts, and purchase orders in accordance with contract terms and local regulations
• Manage the change order process, including pricing, negotiation, approval, and documentation
• Ensure compliance with company policies, local jurisdiction requirements, and US construction laws

Skills & Experience:

• Bachelor’s degree in Construction Management, Engineering, Business, Finance, or related discipline
• Professional certifications such as CCM, PMP, RICS, or CPA (partial) are a plus
• Proven experience in commercial, contracts, or project controls management within a General Contractor operating in the DMV area
• Strong understanding of US construction contracts and commercial practices
• Strong negotiation, communication, and stakeholder management skills
• Experience with AIA, ConsensusDocs, Design-Build, and public-sector contracts (preferred)
• Experience delivering projects for federal agencies, local municipalities, or public authorities (preferred)
